Our radio ads have started!  You can hear them on KMAS AM 1030.  Our new motto (we had to come up with one for our ads) is:  Meeting your needs with hometown flair.  It sounds really good when it is said at the end of the ads.  The announcer guy also gives out our web site:  sheltonlandandhomes.com.  Now to see if we get results. 

This radio thing is a sign of new beginnings for our office.  The slow market has been good for us, if not good to us.  We are trying new things.  Each individual agent has been challenged to think outside the box, and that’s what we are doing.  We recognize that we can’t do things in the old traditional ways any longer.  We’ve got to learn to use social networks. 

Things started picking up in our office, however, even before the radio ads started to come out.  We are seeing more walk-ins, for example.  Sellers who have been waiting until things get better must think that things are getting better because they are starting to put their properties on the market.  Buyers are looking again — I had two showings yesterday, and I hadn’t intended on working that day. 

I found myself very busy today.  Yesterday I started work on a terrific salt waterfront property that is being offered at such a low price that the listing office knew it would have multiple offers.  My clients, who have been looking for such a property for a long time now, decided to try for it.  They live far enough away that they couldn’t even get down here to look at the property.  Yesterday I sent them all sorts of information on the property, and today I went out to it and took lots of pictures that I sent by email. 

They had a lot of steps to go through before we could submit the offer, and there was a 3 pm deadline.  We got our offer in at 2:40 pm!  Now we wait to see if we are still in the running tomorrow.  I don’t know how many offers were submitted.  The listing office only gave us three days to get our offers in, so that should cut down a little on the number of offers. 

I both enjoy and hate it when I get into these multiple offer situations.  As I said… now the waiting begins.
